Ocean Grove is the largest town on the Bellarine and it has been growing steadily for years. New estates rolling out on the northern edge towards Grubb Road, infill through the older beachside streets, and a steady run of knockdown-rebuilds close to the river and the surf. Civil work here has to handle sandy coastal soils, high water tables in the low-lying pockets, and tight access on the original holiday-block subdivisions.
